Mattaponi River!

Hello, My name is Seth Worsham.  I own Sterling Properties Real Estate and Development.  We are licensed brokers in the state of Virginia.  The river house we are renting is our personal weekend home.  The following should answer most of your questions regarding our home on the river. 

The Home 

The house was renovated 100% in 2003.  It is tastefully furnished and all the beds are brand new. It has 3 large bedrooms, 1.5 baths, and a huge family room with huge windows over looking the river.  The kitchen has custom maple cabinets, dishwasher, double sink, icemaker, electric range, and a bar area.  The entire house has hardwood floors and ceramic tile.  Finally, there is a large mudroom with washer and dryer and a deep laundry sink.  The master bedroom has a king size bed, the next bedroom has a queen and the last bedroom has a daybed and trundle (two small beds that are very comfortable) There is central air and heat throughout the house.

The Yard 

The property has two nice level lots; so there is plenty of room for yard games.  There’s a cobblestone fireplace and cut wood next to it for evening fires by the river.  We have a small patio that is just feet from the edge of the river that has a picnic table and additional chairs. 

The Dock 

The dock was new in 2003 and stretches 330’ to the channel of the river.  You could fish both sides of the dock all day and not get bored.  At the end of the dock we have a large deck for soaking in the sun or fishing the channel.  There is also a boatlift that can handle up to a 28’ boat at 7000 lbs.  

The River 

The Mattaponi River is the cleanest river in the Mid-Atlantic.  It forms from the Matta, the Po and the Ni Rivers.  Depending on your boat size you can travel many miles to the west of the house up river.  Heading in this direction the river gets narrower and shallower for serious fresh water fishing.  Many organized canoe trips occur each week during the season.  The river in this direction is great for skiing as well because of the lack of boat traffic.  You can ski for a good half hour in this direction and canoe for days.  Heading in the other direction leads you towards West Point (about an hour boat ride).  At about a half hour of cruising from the house the water changes from fresh to brackish and finally salt at west point.  So in one day you could catch flounder, croaker, rockfish… and then go up river or in front of the house and catch large mouth bass, pike, crappie, perch, rockfish, catfish…..!!!!  The river is easy to navigate but you would need some direction from me to stay off of the mudflats.  If you are planning to have a powered boat be sure to discuss the channel with me.  In all the years I have been on the river I have never damaged my prop.  If you like to ski and like glassy calm water then this river is for you.

Skiing and Boating 

We have one fishing kayak and have plans to have a canoe this spring.  If you like to ski, I can arrange a driver for either a brand new Wake Setter wakeboarding boat with tower and all or a Barefoot Warrior for barefooting or slalom skiing (barefoot training boom).  We can also arrange skiing, wakeboarding and barefooting lessons. 

Your Privacy and the Neighbors

You can be assured that you will enjoy the house and the river without any interruption from me or anyone associated with me.  My principle home is in Richmond, Virginia so if there are any problems I can be there to fix them in 45 minutes.  We love our river house and respect our neighbors on the river.  We want renters that will take care of the house and not keep the neighbors up all night.  If you plan on doing a lot of partying please look elsewhere.  Please, no smoking in the house  

House location 

The house is 30 minutes from Kings Dominion.  Kings Dominion is at Interstate 95 and Route 30 and is about 20 minutes north of Richmond.  Heading on route 30 towards West Point we are in King William County behind the courthouse.  Detailed directions to the house can be given to you via e-mail.

Things to do around the house 

Queensfield golf course is 15 minutes away.  It is a fairly easy course and has a great driving range and chipping and putting area with sand traps.  There are other golf courses in Tappahannock and in West Point.  You can visit the Mattaponi or Pamunkey Indian reservations.  There is a company called Blue Sky close bye that offers hang gliding and ultralite rides.  There website is listed below.  WestPoint and Tappahannock are the closest big towns and they have shopping, restaurants etc.
